At Energy Nordic, we are always committed to keeping our community informed and providing the necessary support. We want to share with you a new regulation from the Spanish Government that requires all properties to present their Catastral Reference. Here is everything you need to know.
Why is this mandatory?
The government has established that all properties must be properly registered to ensure greater legal security and transparency in the real estate sector. This measure helps prevent fraud and facilitates legal procedures such as buying and selling, inheritances, and donations. From now on, it will be necessary to present the Catastral Reference to comply with this regulation and ensure that all properties are properly registered.
What is the Catastral Reference?
The Catastral Reference is a unique alphanumeric code of 20 characters that officially identifies a property in the Cadastral Registry. This code allows for the precise location of the property and ensures that everything is in order.
Where can it be found?
If you are not familiar with the Catastral Reference, you can find it in:
- The property deeds
- The latest IBI receipt (Property Tax)
- The Electronic Cadastral Certificate (available on the Cadastral Registry’s electronic headquarters)
- A certificate issued by the Town Hall
Additionally, you can easily obtain it through the Cadastral Registry’s Electronic Headquarters by entering the full address of the property.
How to send it?
To facilitate this process, you can send us the Catastral Reference by replying to our contact email. If you prefer, you can also attach an image of the IBI receipt or the property deeds directly in your response. Please make sure to include your full name, surname, or customer number so we can process it correctly.
